Mold spores are already in your house. They are in every house, everywhere, all the time, and no remediation removes them permanently. What spores lack most of the time is moisture. Give them moisture plus an organic food source plus a comfortable temperature, and they colonize.
Florida hands over two of those three conditions year-round. Temperatures sit in the ideal range for most of the year, and drywall paper, carpet backing, wood framing, cabinet particleboard, and insulation are all food. Moisture is the only variable you control, which is why every credible response to water damage is fundamentally about drying speed.
This is also why Central Florida water losses behave differently than losses in a dry climate. In Phoenix, an open window and a fan genuinely help. In Polk County, opening the windows in August pushes moist outdoor air into a wet building and can make the drying problem worse.
In the first day, the dominant process is absorption. Water moves out of the puddle and into materials. Carpet pad soaks and holds. Drywall wicks moisture upward from the floor, often a foot or more above the visible waterline. Baseboards, tack strip, and the bottom plate of the wall framing take on water. Cabinet toe kicks and particleboard swell.
Mold is not visible yet and generally is not growing yet. This is the cheapest hour of the entire event, and the most consequential. Physical extraction — pulling standing water out with equipment rather than waiting for it to evaporate — removes vastly more water per hour than any drying process can, and every gallon extracted now is a gallon you do not have to evaporate later.
Practical priorities: stop the source, get standing water out, lift or block furniture off wet flooring so legs do not stain and so air can move underneath, and pull up wet area rugs. Take photographs before you move anything if there is any chance of an insurance claim.
This is where the outcome is decided. Materials that are still wet at the 24-hour mark are now in the range where mold can establish. Once colonization begins, the job changes character: you are no longer drying a building, you are remediating one, and remediation costs multiples of what drying costs.
Water category also degrades with time. Clean water from a supply line starts as Category 1. As it sits, contacts contaminated surfaces, and grows biological load, it degrades toward Category 2 and then Category 3. That progression matters because it changes what can be saved: Category 1 caught early often means the carpet is salvageable and only the pad is discarded, while Category 3 means porous materials come out and go in the dumpster regardless of how new they were.
In practice, the difference between calling someone at hour 6 and calling them at hour 40 is frequently the difference between a drying bill and a demolition bill.
By day three to five, growth on wet organic material is usually visible, though rarely in the place you are looking. Mold appears first where it is dark, still, and wet — behind baseboards, inside the wall cavity, under the carpet pad, in the cabinet toe kick, on the back side of drywall.
The most common first symptom is not visual at all. It is smell. A persistent musty, earthy odor in a room that looks fine is the classic sign of active growth inside an assembly. Trust the odor over the visual inspection.
Other signals: drywall that stays soft or slightly bulged, paint or wallpaper lifting near the floor, flooring that has cupped or crowned, and allergy-type symptoms that improve when someone leaves the house and return when they come back.
Surfaces dry first. Assemblies dry last. Carpet can feel dry on top while the pad beneath it is saturated. Drywall can feel dry on the painted face while the gypsum core holds significant moisture. A subfloor under vinyl plank can stay wet for weeks because the flooring above it is a vapor barrier.
The only reliable way to know is measurement. A moisture meter reads the material itself, and professional drying works to a documented target — usually the moisture content of comparable unaffected material in the same building — rather than to how something feels.
This is also why proper drying uses dehumidification and not just air movement. Air movers accelerate evaporation, which moves water out of materials and into the air. If nothing removes it from the air, you have simply relocated the problem into a room that is now at high humidity, and in a Florida summer the outdoor air offers no relief.
Category 3 water — sewage backups, toilet overflows involving waste, and any floodwater or water that ran across the ground — is contaminated from the first minute. There is no 48-hour grace period. Porous materials that contacted it are not salvageable, and the response is removal, not drying.
Closed, unconditioned spaces accelerate everything. A water loss in a vacant rental, a seasonal home, or a house where the air conditioning was off runs hotter and more humid than an occupied home, and can show growth well inside 48 hours.
Losses inside wall cavities and under slabs are the hardest, because the clock has usually been running for a while before anyone notices. A slab leak or a supply line inside a wall may have been feeding moisture into the structure for days or weeks by the time it appears at the surface.
Shut off the water at its source. If you cannot isolate it, shut off the main. Kill power to the affected area if water is anywhere near outlets, cords, or the panel.
Photograph everything while it is still wet — this takes two minutes and is the evidence your insurance claim will rest on.
Get extraction started rather than waiting to see how bad it is. Waiting is the expensive option, and in Central Florida it is expensive fast.
Do not open the windows in warm weather. You will be importing humidity into a building you are trying to dry. Run the air conditioning instead; it dehumidifies.
